Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application and all required fees have been received. We recommend applying as soon as possible to secure your desired rental home. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit before moving in. Some properties may also require the last month’s rent depending on the lease terms. -
How old do you have to be to apply?
Applicants must be at least 18 years of age or older to legally enter into a lease agreement. -
Is the deposit refundable?
Yes. Security deposits are refundable provided there is no damage beyond normal wear and tear and all lease terms are fulfilled. Deductions may be made for unpaid rent, damages, or necessary cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. You’ll need to complete the application form, pay the application fee, and provide required documentation such as proof of income and valid identification. -
How do I pay rent?
Rent can be paid online through the Tenant Portal, by automatic bank transfer, or via check or money order, depending on the property’s accepted payment methods. Online payments are encouraged for convenience and faster processing. -
I want to get a pet. What do I do?
Please review your lease agreement and contact management before getting a pet. Some properties allow pets with an additional pet deposit or monthly pet rent, while others may have breed or size restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants listed on the lease are responsible for the full lease term. If one tenant wishes to stay, they may need to requalify individually or find a replacement tenant approved by management. Always contact us before making changes to the lease. -
My lease is expiring and I want to move out. What should I do?
Most leases require written notice prior to moving out. Check your lease for the required notice period (typically 30 or 60 days) and submit your intent to vacate in writing by the deadline. -
Who is responsible for paying for repairs & maintenance requests?
Winvest Management handles routine maintenance and repairs. Tenants may be responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the online Tenant Portal for timely service.
